In the area of Real Estate Law, our attorneys advise clients with respect to the purchase and leasing of commercial, industrial, and residential properties.  The firm provides quick and reliable assistance in connection with the preparation of contracts and closing documents, the conduct of lien and tax searches, and the transfer of deeds.  To expedite real estate closings, we can prepare contracts within one day and schedule closings within less than three hours advance notice.  Closings are handled professionally and at extremely reasonable rates.  Closing-related counseling is provided as a free service in connection with the purchase or sale of residential homes, cooperatives, condominiums, commercial properties, and businesses.

Real Estate Practice

We are often called on to provide counsel on issues such as drafting documents for condominium communities, directing annual meetings and officer elections, and formulating rules and policies.  Our homeowners' association practice includes annual meetings, assessment collections, compliance issues for financial-reporting requirements, contract preparation and negotiation, dispute resolution, foreclosures, and rules and regulations enforcement.        
Commercial Real Estate
We work with developers, owners, property managers, tenants, financial institutions and investors in all types of transactions from routine purchase agreements to complicated development plans.  Our commercial real estate practice includes acquisitions, brokerage commission disputes, construction-contract issues and litigation, contract negotiations, debt restructurings, environmental remediation, foreclosures, landlord-tenant disputes, lease negotiations and contracts, loan workouts, property-management issues, and zoning issues.
Mortgages
Real Estate Buyers
The firm negotiates mortgages to support the real estate transactions of our clients.  We assist in the preparation of mortgage documentation and the structuring of mortgage-based real estate transactions.
Mortgage Holders
We provide a range of services for mortgage holders including collecting delinquent mortgage payments, conducting foreclosure sales, bidding at foreclosure sales, and obtaining certificates of title.
Mortgage Foreclosures
We handle loan foreclosures for both residential and commercial properties. Our clients include private investors, public banks, and private financial institutions. We assist clients through the entire mortgage foreclosure process including notices of default, notices of sale, and trustees’ sales.
Zoning and Planning
Zoning is the division of a city by legislative regulation into districts and the prescription and application in each district of regulations of structural and architectural designs of buildings and of regulations prescribing use to which buildings within designated districts may be put. Our firm assists clients to interact with governmental entities in issues of zoning, control of real estate development and use, environmental impact studies and land use planning laws which are implemented by local zoning and land use laws and ordinances.
